Two bids for the same project can differ by 40 percent because of these factors. Knowing them lets you compare proposals fairly instead of comparing headlines.

Scope and layout changes

Keeping the existing layout is the single largest cost saver. Moving plumbing and gas lines adds both labor and permit scope.

Structural work

Load-bearing wall removal requires engineering, a beam, new footings and inspection. Budget $4,000 to $14,000 for a typical residential beam.

Material selections

The gap between builder-grade and premium finishes is often 40 to 60 percent of the finish budget. Allowances in your contract show the difference.

Site access and conditions

Narrow alleys, steep grades, rock excavation and limited staging all add labor hours. We assess this at the site visit rather than after mobilization.

Age of the home

Pre-1980 homes frequently need electrical service upgrades, plumbing replacement and lead-safe work practices. We price that expectation openly.

Permit and inspection requirements

Some jurisdictions require additional engineering, stormwater review or historic preservation approval. We confirm this before quoting.

Season and timing

Exterior work scheduled in a Kansas City winter carries cold-weather procedures and weather delays. Spring and fall pricing is often more favorable.

Phasing and occupied space

Working in an occupied home or an operating business requires protection, off-hours scheduling and extra cleanup. It is worth every dollar, but it is a cost.

Most of our clients finance larger projects rather than drawing down savings, and there is no reason not to. We work with lending partners who specialize in home improvement and commercial construction financing, with terms from 12 to 144 months on approved credit.

Home improvement loan

Unsecured, $5,000 to $100,000, terms 12 to 144 months, funded in 2 to 5 business days.

HELOC

Best rate if you have equity. Draw as you build, interest only on what you use, 10-year draw period typical.

Construction-to-permanent

For custom homes and ground-up commercial. One closing, converts to a mortgage at completion.

Commercial term loan

For commercial build-outs and equipment-driven improvements, structured against the improved asset.

How Payment Works

We accept check, ACH and all major credit cards. Draw schedules are milestone-based and disclosed in your contract.

    You pay for completed phases, never for work that has not been performed.

  • Written change orders

    No additional work proceeds without your signed approval showing cost and schedule impact.

  • Lien waivers

    Conditional lien waivers from every subcontractor accompany each draw request.

  • Final payment

    Due only after the punch list is complete and you have signed off on the walkthrough.

Yes. Nearly all of our residential work and the majority of our commercial work is delivered on a fixed price with named allowances and a written scope of exclusions. For projects where the scope genuinely cannot be defined up front, we use a guaranteed maximum price or cost-plus with an open-book format, and we explain why before you sign.

Draw schedules are milestone-based and disclosed in the contract before work begins. A typical residential project uses a deposit at contract signing, then draws tied to completed phases such as foundation, framing, rough-in, drywall and final. We never ask for payment for work that has not been performed.

Yes, a deposit at contract signing covers mobilization, permits, insurance certificates and initial material orders. The percentage varies by project type and is stated clearly in your contract. It is not a retainer for our time; it is applied directly to your project costs.

Check, ACH transfer and all major credit cards. Credit card payments carry a processing fee that we disclose in advance. For projects over $250,000 we can arrange a construction draw account through our lending partners.

Yes, through our lending partners with terms from 12 to 144 months on approved credit. Financing is commonly used for roofing, remodeling and concrete projects. Ask your project manager for a pre-qualification link and you will typically have an answer the same day.

No additional work proceeds without a written change order signed by your authorized representative. Each change order itemizes labor, material, subcontractor cost and markup separately, and states the schedule impact. You always know what a change costs before you approve it.
