Concrete & Foundations Engineered For Kansas City Clay

Kansas City sits on expansive clay that swells when wet and shrinks when dry. Get the subgrade, drainage and reinforcement right and your concrete lasts decades. Get them wrong and it cracks in two winters.

Overview

Flat, strong, and engineered for Kansas City clay

Most concrete failures in the Kansas City metro are not concrete failures at all. They are subgrade and drainage failures. Expansive clay soils move seasonally, and a slab poured over an improperly compacted, poorly drained base will crack regardless of how much steel is in it. We start every project with a soil and drainage assessment rather than a form board.

Mavrix Build Co. self-performs concrete work, which means the crew placing your flatwork is the same crew that prepared the base. We excavate to depth, proof-roll the subgrade, place and compact clean granular base in lifts, and verify thickness and reinforcement before the pour. We control the water-cement ratio on site rather than letting a truck driver add water to make the mix easier to place.

Our scope covers structural footings and poured foundation walls, basement slabs and garage slabs, driveways, sidewalks, patios, stoops, retaining walls and decorative finishes including stamped and exposed-aggregate work. We also handle structural repair: crack injection, carbon-fiber strapping, pier installation, mudjacking and full foundation replacement where repair is not economical.

Every pour is finished with proper control joints cut to depth, cured under a curing compound or wet cure, and sealed after 28 days. That sequence is what prevents the random cracking you see in driveways that were cut too shallow or never cured at all.

Subgrade inspection, proof-rolling and a drainage plan before we set a single form board.

Foundations

Spread footings, stem walls, poured basement walls and slab-on-grade with engineered reinforcement.

Flatwork & Driveways

Driveways, aprons, sidewalks, patios and approaches with proper thickness, base and joint layout.

Decorative Concrete

Stamped, exposed aggregate, broom and polished finishes with integral or topical color.

Structural Repair

How Your Project Runs

01

Site Evaluation

We inspect soil, drainage, existing movement and access, then recommend repair or replacement honestly.

02

Engineering & Plan

For structural work we bring in a licensed engineer and produce stamped drawings for permit.

03

Excavation & Base

Excavate to depth, proof-roll, place and compact granular base in lifts, then verify reinforcement.

04

Placement & Finish

Controlled water-cement ratio, vibration, screeding, joint cutting to depth, and proper curing.

05

Seal & Inspect

Sealer applied after 28 days, with a joint and drainage review at the one-year mark.

Investment

Common Questions

Concrete & Foundations FAQ

Two reasons dominate. First, expansive clay subgrade that moves with moisture, which stresses slabs from below. Second, improper curing and control joints cut too shallow or too late, which lets shrinkage cracks form randomly instead of at the joints. We address both: a properly compacted granular base with drainage, and joints cut to a quarter of the slab depth within 12 hours of finishing.

A typical two-car driveway of 600 square feet runs $6,000 to $9,500 depending on thickness, reinforcement, removal of the existing slab and finish. Stamped or exposed-aggregate finishes and decorative borders add cost. We quote by square foot with the base preparation itemized so you can compare bids fairly.

Usually yes. Options range from crack injection and carbon-fiber strapping for structural cracks, to helical or push piers for settlement, to drainage correction when water is the root cause. We bring in a licensed engineer for anything structural and give you the report along with repair options and costs.

Yes, with cold-weather procedures: heated mix, insulated blankets, accelerators and extended cure times. We will also advise you to wait if conditions are genuinely unsuitable, because a pour below 25 degrees without proper protection is a future callback, not a bargain.

Foot traffic after 24 to 48 hours, and vehicle traffic after 7 days for standard residential mix designs. Full design strength is reached at 28 days, which is when we recommend sealing. We give you a written curing schedule so nobody parks a truck on day three.

Yes. Demolition, loading and disposal are included in our quotes unless you ask us to leave material on site for fill. We also protect landscaping and lawn areas along the access path with plywood tracking mats.
