The Challenge

What Made This Project Difficult

The subdivision sits on expansive clay with a high shrink-swell potential, and two neighboring builders had already experienced foundation movement on adjacent lots within eighteen months of completion. Clay County also required drainage plans showing positive flow away from every foundation.

Our Approach

How Mavrix Solved It

We over-excavated beneath all footings and replaced the native clay with compacted granular fill placed in eight-inch lifts, verified by a third-party soils technician at each lift. Footings were widened beyond minimum code to spread load, and we installed a full perimeter drain tile system with a dedicated discharge to the storm sewer rather than a surface outlet. Slabs were poured with a 10-mil vapor barrier and post-tensioned reinforcement on the lots with the highest plasticity index.

Outcomes

  • All nine foundations passed third-party compaction and elevation verification
  • Zero movement reported across the subdivision after two full wet-dry cycles
  • Drainage design approved by Clay County on first submission
  • Became the developer’s preferred concrete contractor for the next phase
