The Challenge

What Made This Project Difficult

The home had two layers of asphalt shingles, three valleys, and an under-ventilated attic that had caused condensation and deck rot on the north slope. The homeowners wanted a metal roof that would be the last roof they bought, and the HOA required a specific matte finish.

Our Approach

How Mavrix Solved It

We completed a full tear-off of both layers, replaced 14 sheets of rotted decking, and installed a high-temp ice-and-water shield across all valleys and eaves. The metal roof was installed with a concealed fastener system in the HOA-approved matte finish, and we corrected the attic ventilation with a balanced intake and ridge vent system sized to the attic volume.

Outcomes

  • Deck rot identified, replaced and documented photographically
  • Attic ventilation balanced, resolving the condensation source
  • HOA-approved finish installed without a variance request
  • Project completed in eight working days with no landscape damage
