The Challenge

What Made This Project Difficult

The home had knob-and-tube wiring on a 100-amp service, galvanized supply plumbing, a 40-year-old roof and a load-bearing wall between the kitchen and dining room that the family wanted removed. The clients planned to live on site through the renovation with two young children.

Our Approach

How Mavrix Solved It

We sequenced the project so the family kept a functioning kitchen and one full bathroom until the last four weeks. The load-bearing wall was replaced with a 22-foot engineered LVL beam carried on new footings in the basement, permitted and inspected. All wiring was replaced with a 200-amp service and arc-fault protection, and the galvanized supply lines were swapped to PEX through the existing wall cavities to limit demolition. Dust containment with negative air was maintained for the entire 16 weeks.
