The Challenge

What Made This Project Difficult

The original 1948 kitchen was nine feet wide with one window, and the rear yard sloped toward the house. The homeowners wanted an open kitchen and a sunroom, but the existing roof structure could not support a vaulted ceiling and the lot had a drainage problem that would flood any new foundation.

Our Approach

How Mavrix Solved It

Our design team produced a 620 sq ft addition with a scissor-truss vaulted ceiling that avoided a ridge beam, and we corrected the yard grading with a swale and French drain discharging to the front of the property before pouring the addition foundation. Because design and construction were under one contract, the structural solution was priced during schematic design rather than discovered at permit review.

Outcomes

• Design through construction completed in 22 weeks total
• Drainage corrected before foundation work, preventing future water intrusion
• Kitchen usable area more than doubled without moving exterior walls
• Delivered under budget by $14,000, returned to the homeowners
