What Made This Project Difficult

The kitchen was separated from the dining room by a half-wall and a dropped soffit, and the adjacent wood deck had rot in the ledger board and several joists, with the footings sitting above the frost line. The homeowners wanted an open plan and a deck that would not need replacing in ten years.

Our Approach

How Mavrix Solved It

We removed the half-wall and soffit, installed a flush structural beam in the ceiling cavity so the transition read as continuous, and corrected the electrical to bring the new open area up to code for receptacle spacing and arc-fault protection. The deck was fully rebuilt with new footings poured below frost depth, a properly flashed ledger, composite decking and aluminum railing.
