The Challenge

What Made This Project Difficult

The building was 104 years old with unreinforced masonry walls, a timber floor structure rated for light storage loads, and no existing sprinkler system. The client needed open collaborative space for 90 people plus a mezzanine, and the building had to remain partially occupied by two ground-floor tenants through the entire project.

Our Approach

How Mavrix Solved It

We brought in a structural engineer to model the existing timber deck and designed a steel mezzanine that transferred its loads to new interior columns rather than the historic floor framing. A new 4-inch water service and full NFPA 13 sprinkler system were installed, with the riser room carved out of an underused loading bay. All deliveries were scheduled before 8 AM through a single alley access point, and we phased the work floor by floor so the ground-floor tenants never lost power or egress.

  • Delivered two weeks ahead of the client’s lease commencement date
  • Historic tax credit documentation prepared and accepted
  • Zero lost-time incidents across 19 weeks of occupied-building work
